    CALEDON’S HISTORY

Like many communities in this part of Ontario, Caledon developed in the early 1800’s around water-powered mill sites on the Credit and Humber River. The arrival of a railway in the 1870’s encouraged further settlements. The beautiful natural settings of the Peel Plain, the Niagara Escarpment, and the Oak Ridges Moraine were also a great incentive for new settlers to come here.

The Town of Caledon works diligently to live up to its title as ‘The Greenest Town in Ontario’. Caledon’s mission is to preserve natural beauty through sustainable lifestyles and development. On the famous Bruce Trail, you can surround yourself with nature.

There are hundreds of kilometers of trails just waiting for you to explore. Ride your bike, jog or just take a relaxing walk (dogs on a leash are welcome).

    COMMUNITY AND CULTURE

Caledon’s communities continue to thrive. The Town of Caledon was established on January 1, 1947 and is only about a 15 minute drive north of Brampton and about 10 minutes south of Orangeville. On a map you can find it at the crossroads of Highway 10 and Highway 124. If you are looking for a new home this is a great place. Families will be happy with the many spacious houses, large yards, and quiet streets. Playgrounds and neighbourhood schools are within walking distance of most homes. Take a walk through the village’s main streets and you will find many small independent businesses that are actually located in converted residential houses.

So don’t be fooled by first impressions. This community is vibrant and flourishing. It is a safe and environmentally conscious place to live while still being close to urban centers and major transportation routes.

FROM YOUR CALEDON REAL ESTATE AGENT

    About Caledon Real Estate

With the vibrancy of the current real estate market in Caledon, many people interested in buying or selling their homes are wondering how much their properties might fetch. It is important to seek a professional appraisal to determine the exact value of your home, it is also important to know the factors that affect the value of your home in Orangeville before you put it up for sale. They include but are not limited to the following:

The exact location of the property is one of the greatest determinants of the value of the property. If your home is located in close proximity to facilities such as transport hubs, shopping facilities, schools, police stations, public transportation, etc., your home is likely to be more expensive. The features provided in your home will also have a great bearing on the value. If the house has more features than most of the homes in the neighbourhood such as decks, porches, swimming pool or even a garden, it will offer more to the buyers and the value will increase. If however, it has comparable features with the other homes it might not appear to be as appealing and the value will just be the average median value of the homes on the market.
